Get Your Roof Fixed Right
Tell us about the roof. We’ll call you back, look at it, and give you a written price before any work starts.
“Will this cost a fortune?”
Usually not. Most leaks are repairs, typically $300–$1,800 on a house and $350–$2,500 on a commercial roof, and you get the price in writing before any work starts. Want a number now? Try the roof cost calculator.
“Will you push a whole new roof?”
No. We repair what failed. Replacement only comes up when photos and moisture readings show the roof is finished, and you see that evidence yourself before deciding.
“Will it disrupt my home or building?”
We keep it to a minimum. A row-house or porch roof is usually one to three days, each section is dried in by the end of the day, and we keep the sidewalk and your neighbors’ roofs clear.

A dry building, and a straight answer about what it costs
Most roof calls start with a stained ceiling tile or a bucket under a drip. You want the leak found, fixed properly and documented, at a price you knew before the work started.
We Trace Leaks to the Source
Water travels under a membrane before it drips. We find where it actually gets in, at the flashing, seam, drain or curb, instead of patching the spot above the stain and coming back next month.
A Written Price, Then the Work
You get the scope and the price in writing before anything starts, with repair, coating and replacement options laid side by side when more than one makes sense.
Photos of Everything
Every visit ends with photos of what failed and what was done, so the property manager, the owner and the insurer all see the same thing without climbing a ladder.
Every Flat Roof System
EPDM rubber, TPO, modified bitumen, PVC, built-up tar and gravel, and metal. We recommend the system that suits the building, not the one we happen to stock.
Built for Pittsburgh Winters
Freeze-thaw cycles open seams and flashings, wet snow and ice sit on flat roofs for weeks, and meltwater backs up at clogged drains. We repair with the next winter in mind.
Row Houses to Warehouses
The row-house roofs, porch roofs and additions that most shingle roofers turn down, and the storefronts, churches, schools and commercial buildings next door.
From the first call to a dry roof
Tell Us About the Roof
The building, the roof type if you know it, and what is happening: an active leak, a stain, ponding water, storm damage, or a roof that is just getting old. Active leaks go to the front of the line.
Roof Assessment
We walk the roof, trace the problem, check the drains and flashings, and take core samples or moisture readings where the insulation might be wet.
Written Options and Price
You get a written scope and price. When more than one approach makes sense, repair, coating and replacement are laid out side by side with what each one buys you.
Work Done and Documented
The work is done to the manufacturer's specification, and you get a photo report and any warranty paperwork for your files.
Pittsburgh is hard on flat roofs
Western Pennsylvania gives a flat roof a long, wet winter of freeze-thaw, snow and ice, then summer thunderstorms and a heavy fall leaf drop, often on a roof that is older than anyone who lives under it. The same failures show up every year, and most start small enough to catch early.
- Freeze-thaw opens seams and flashings: water gets into a small gap, freezes, expands and makes the gap bigger, many times over a winter.
- Snow and ice sit on flat roofs: meltwater has nowhere to go when the drain or rear gutter is frozen or packed with leaves, so it backs up under flashings.
- Brick, parapets and party walls: row houses and older commercial buildings have long runs of flashing against masonry, and that is where most of their leaks start.
- Layers on layers: many Pittsburgh flat roofs have two or three old roofs under the current one, holding water and hiding soft decking.

Flat roof questions, answered
Straight answers to what Pittsburgh homeowners, row-house owners and building owners ask us most.
Most flat roof repairs on homes and row houses, such as a failed seam, a flashing pulled off the brick, or a puncture, run about $300–$1,800. Commercial leak repairs usually run $350–$2,500. Full replacement typically lands between $6 and $13 per square foot, and small residential roofs are priced per job. Details in our 2026 Pittsburgh flat roof cost guide.
Yes. Row houses in Lawrenceville, Bloomfield, Polish Hill, the South Side and the Northside are a big part of the work. Their roofs are usually flat or nearly flat behind the front parapet, drain to the back, and share a seam with the neighbor's roof at the party wall. See Pittsburgh row-house roofs and flat roof repair.
All three are proven. EPDM rubber has the longest track record on Pittsburgh houses and handles freeze-thaw well. TPO is white and heat-welded, which suits sunny commercial roofs and air-conditioned buildings. Modified bitumen is tough under foot traffic and common on small roofs and decks. The right pick depends on the roof. Full comparison in EPDM vs. TPO vs. modified bitumen.
It depends on what is under the membrane. If the decking and insulation are dry and the problems are at a few details, repair it. If the roof is aging but dry, a coating can add years for far less than replacement. If the decking is soft, the insulation is wet, or there are several old layers, replace it. See flat roof coatings and repair or replace a tar and gravel roof.
Water left on a roof 48 hours after rain, in weather that would normally dry it, is called ponding. It usually means a clogged drain or gutter, sagging decking or joists, or a roof built with too little slope. Ponding wears out the roof early and finds every weak seam. See ponding water on a flat roof.
Yes. Storefronts, offices, churches, schools, warehouses and apartment buildings, on TPO, EPDM, PVC, modified bitumen, built-up and metal roofs. See commercial roofing.
Yes. Active leaks are scheduled ahead of everything else. If the weather won’t allow a permanent repair, we dry the area in temporarily so no more water gets in, then come back for the permanent fix. See what to do when your roof is leaking.
